Roles & Responsibilities

The NRA CCRs define the Board of Directors as the body responsible for administration of the Association. The Bylaws specify no less than three and no more than seven directors, each with one equal vote. The officers of the Association shall be president, vice president, secretary, and treasurer.

Outline of Powers and Duties, summarized:

Powers: The Board of Directors shall have all of the powers and duties necessary for the administration of the Association’s affairs.

Duties: The duties of the Board shall include, without limitation:

  1. Preparing and adopting annual budgets for submission to the BRRA and Joint Committee and establishing each owner’s share of the common expenses;
  2. Cooperating with the Joint Committee in assessing and collecting such assessments from owners;
  3. Providing for the operation, care, upkeep, and maintenance of the areas of common responsibility;
  4. Designating, hiring, and dismissing the personnel necessary to carry out the rights and responsibilities of the Association;
  5. Depositing all funds received on behalf of the Association in a bank depository which it shall approve, and using such fund to operate the Association; provided any reserve fund may be deposited, in the directors’ best business judgment;
  6. Making and amending rules and regulations;
  7. Opening of bank accounts on behalf of the Association and designating the signatories required;
  8. Making or contracting for the making of repairs, additions, and improvements to or alterations of the common area in accordance with the Declaration and Bylaws;
  9. Enforcing by legal means the provisions of the Declaration, the Bylaws, and the rules adopted by it;
  10. Obtaining and carrying insurance;
  11. Paying the cost of all services rendered to the Association or its Members and not chargeable directly to specific Owners;
  12. Keeping books with detailed accounts of the receipts and expenditures of the Association;
  13. Making available to any prospective purchaser of a Unit, any Owner, and the holders, insurers, and guarantors of any mortgage on any Unit, current copies of the Declaration, the Articles of Incorporation, the Bylaws, rules, and all other books, records, and financial statements of the Association

The Board will not tolerate residents jumping to conclusions about others in the community based on race, religion, gender or sexual orientation.
